How does direct booking save me commission?+
When a guest books through Booking.com or Expedia, you pay 15-25% commission per booking. Every booking that lands on your direct booking page (URL: /stay/your-business-slug) costs you nothing in OTA commission. We've seen properties recover $5,000+/month within their first 6 months by promoting their direct URL alongside OTA listings.
Do I have to manage my OTAs separately?+
No. Free iCal sync covers most small hosts (Airbnb, Stayz, Booking.com all support it). For higher-volume properties, our Channel Manager app provides direct API connections so rate and availability changes push everywhere in seconds. Reservations land on your dashboard automatically with the channel labelled.
What's NSW PID and 180-night cap tracking?+
Since 2021, NSW Greater Sydney non-hosted short-term rentals are capped at 180 nights/year, and every property must register a PID (Premises Identification). OneBookPlus tracks both — set your state and PID once, and we count the nights against the cap automatically with alerts at 90% and 100%.
What does VIC Short Stay Levy mean for me?+
From 1 January 2025, Victoria charges a 7.5% Short Stay Levy on bookings under 28 nights. OneBookPlus calculates the levy on every applicable stay automatically and shows it as a line on the stay detail. You collect from the guest and lodge with SRO quarterly.

How much does it cost?+
The Free tier covers a single property with up to 25 stays/month. Paid plans start at $29/mo for higher volume. Marketplace apps (Channel Manager, Guest Experience Suite, Revenue Operations) are billed separately when you install them — the core PMS is always free to start.
Is direct booking really commission-free?+
Yes. The booking page that comes with your account (/stay/your-slug) takes zero commission — every dollar the guest pays is yours minus standard payment processor fees if you wire up Stripe (typically 1.7% + 30c in AU). Compare that to Booking.com's 15-18% or Airbnb's 14-16% host fee.
How do guest comms work?+
When a guest books, three SMS touchpoints fire automatically: a check-in link 3 days before arrival, a welcome message on arrival morning, and a review request the day after check-out. Email versions also exist; both are operator-configurable from Settings. Guests with no phone fall back to email.
Can my cleaner update room status without a login?+
Yes — the housekeeping app generates per-cleaner share links (a URL like /clean/abc123) you text to your casual cleaners. They tap to mark rooms clean / dirty / inspected from their phone. No login, no app install, just a link.
What about deposit / pre-payment for direct bookings?+
Configure a deposit policy (none, % of total, flat amount, or first-night) in Settings → Payments. Once you connect Stripe, deposits are captured as refundable card holds at the time the guest submits the booking, and you capture them when you confirm the stay. Operator gets 100% — no platform fee.
Switching from another tool — can I import my booking history?+
Yes. The Channel Manager has a 'Backfill 12 months from existing iCal feed' wizard that pulls past Airbnb / Stayz / Booking.com bookings into your reports and occupancy heatmap on day one. Skips duplicates if you re-run it. So your new dashboard isn't empty when you log in for the first time.
Can guests reply to the SMS we send them?+
Yes. Two-way SMS works out of the box — when you send pre-arrival or arrival-day messages from the platform, guest replies land directly in the in-stay conversation thread on the stay detail page. No separate inbox to check.
